The CRA will be announcing the date of the next A.G.M.at the end of june/beginning of july, subject to the long-awaited arrival of the report from Garrigues.

Monthly Synopsis of Meetings.

Meeting with Masa 30th April

1. Masa will send us their report on a property we have been dealing with on C14, which contains a proposal for repairs.
2. Matters concerning a change of house on D17 to be discussed with the owner today ( 30th April )
3. A number of matters concerning various properties on D have been resolved, unfortunately, Snr Ferrer has been unable to get access to one,
4. No progress between Masa and Aqualia as yet, but this will be pursued by Daniel Bascanuna.
5. N.B. THE EMBALESES ( RESERVOIRS ) ATOP THE MOUNTAIN ON SECTOR C, ARE PURIFIED WASTE WATER WITH WHICH THE GOLF COURSE IS SUPPLIED, NOT A BACK UP SUPPLY OF DRINKING WATER AS RUMOUR HAS IT.
6. Masa stated they have no say in a monthly market.
7. Masa have no responsibility for the roads round B Sector, but will raise our concerns with the council.
8. Masa agreed to look into the matter of land to house a correos.
9. A number of additional letters and reports from people seeking Masa’s attention to their properties was handed to D.B.

CRA Meeting 14th May.

In terms of individual property owners, any requests in future will only be accepted if that individual is, or a member of their household is registered with the CRA.
Councillor Galvez has advised there will not be a pharmacy on Camposol until the Centro Salud is completed. She wishes to remind people who have not collected their plans should collect them before they begin any work, as without collection, work is illegal. There is no progress yet regarding a bus route through Camposol. The Committee are looking into ways of having the car boot sale on Sector A re-instated.

The committee is to seek a meeting with Correos. Information regarding the ecoparque will be dealt with in the June edition of The Courier.

Meeting with Joaquin Ataz Ruiz.

Garrigues have taken on a lawyer, Francisca Abelladena to assist Joaquin with the report. WE ARE ASSURED THIS WILL BE COMPLETED BY THE END OF JUNE
Joaquin re-iterated his original advice that the time has not yet come to resort to the legal .route, as he believes matters can, and will be resolved by negotiation. Some good news for owners of Turistico properties which are permanent homes, is that:
FOR TAX PURPOSES HACIENDA (THE TAX OFFICE) WILL BE CHARGING NO TAX ON PERCEIVED INCOME.
Joaquin’s opinion is that there will have to be an Entity on Camposol. ( This is because Masa originally set one up ) The CRA will continue to oppose this. It is crucial that we, the CRA are up to date on numbers, i.e., people who LIVE here, what other groups are trying to do for Camposol etc, and have the support of people on Camposol, the better for future negotiations with other agencies, eg, estate agents. The CRA has agreed to co-operate fully with Garrigues, to provide them with as much information as we can to assist their efforts.

9th May plus valia

This is an " added value " tax on land, which is levied by the Town Hall when land changes hands. The only land which is exempt is agricultural land. The Madrid Government sets the perameters within which local councils charge. Some months ago, the Town Hall uprated the land and building values within the Mazarron area. One of the consequences of this, is that throughout Mazarron this tax has tripled. E.G. Where someone has paid 600euros it is now 1800euros.
The Chair of the CRA intends to raise this issue with Garrigues, the lawyers. However, from information so far received, it does not look as though anyone will be able to do anything about it. The tax is totally within the province of the local council, is based on registered land values, ( and the appeal time has passed ); the only leeway lies within the upper and lower limits set by Madrid. At this stage, we do not know precisely how Mazarron did it's calculations.
If you want to check what the tax will be on your property at this point in time, ( part of the calculation includes length of ownership ) then take your escritura or copy to the Town Hall and they should be able to advise you.
