Camposol Residents Association
Progress April
Personal Complaints: The C.R.A are receiving an increasing number of complaints from members relating to minor problems with swimming pools, cracked walls etc.
It has been agreed by the Committee that with the best of intentions, to raise, log and track each and every personal problem to a satisfactory conclusion with Masa would be an impossibility. Therefore, a statement is to be displayed on the CRA notice board explaining that all complaints must first be reported to the Masa Site Office by means of the official complaints system. If the problem prevails, the committee will accept and pass on letters of complaint, written in both Spanish and English, to Masa Management at their next available meeting. Once these letters have been given to Masa the C.R.A will seek an answer to the problem at the following meeting, the outcome of which will be relayed to the originator. It is regrettable however, that when this process has been completed the CRA cannot accept any further responsibility for bringing each and every one to a satisfactory conclusion.
Address to the CRA Membership: The Chairman has written an address to the C.R.A membership which was published in the April edition of the New Camposol Courier, entitled The Story So Far..... further copies of this communication are available from any member of the committee if required. The cost for the production and publication of this supplement was €240
Liaison with the Ayuntamiento: The Vice Chairman, C.R.A has set up regular meetings with Councillor Jacqueline Galvez. A copy of the minutes of the first meeting can be found on the New Camposol Courier website and in this edition of the magazine.
Subsidence D7: It does appear that we are making significant progress albeit very slow. Scheduled work is continuing and we are pleased to announce that residents of one of the worst affected properties have been offered alternative housing. The C.R.A have also received a letter from another resident saying how pleased they are with the work that has been carried out on their property and thanking the C.R.A Committee for their hard work in bringing this to fruition.
Change in Post Room Venue: The C.R.A continue to have a desk in the new Post Room venue, Rumours Bar & Restaurant, B Commercial Centre, on Tuesday and Friday evenings between the hours of 4 and 5pm
The Way Forward for the CRA: The Chairman raised his concerns reference the apathy towards activities being organised by the CRA Social Committee.
Some discussion took place in the committee meeting and it was agreed that with the many social functions taking place at the present time, some 5 planned in April, from other fund raising organisations on Camposol, it is very difficult to for us to also sell tickets, coupled with the fact that money is becoming more and more tight with the poor €uro exchange rate. Another reason given was believed to be due to the distinct lack of volunteers, from the membership, who are willing to put themselves forward to support both the Liaison Committee and the Social Committee, consequently, for the few willing volunteers, this is very stressful and time consuming, more volunteers would make life so much easier for all of us. If you feel you can help in any way then please make yourself known to the committee.
Correos Office: Although a unit has been earmarked for a future Correos within the Sector B Commercial Centre, it is thought the opening will be delayed on this venture due to funds not been allocated by the Correos for this current year. Discussion is still on-going with regard to the provision of safe, dry and secure post boxes for sectors B, C and D.
IBI Bills: Recently residents on Sector C have received their first Impuesto sobre Bienes Inmuebles (IBI) bills. These bills are a tax on property, covering all years of occupation (following the year in which an escritura has been issued), in some cases, due to the delays by the Regional Government in the distribution of IBI’s, the initial bill received can be quite large.
The CRA have had enquiries from residents asking if there is any time limits for paying these bills, the answer is, the bills are due now. But, where there are cases of hardship a resident can approach the Council for time to pay. However, it has to be expressed that this will only be granted in cases where residents can prove there is extreme hardship.
Access to and from Camposol Sectors B, C & D: Concerns are still being raised reference the dangerous situation we have on the approach roads to Camposol Sectors B, C and D. Inconsiderate motorists are still parking illegally on the road in front of the Commercial Centre when the immediate car park is full. It cannot be stressed enough that this is a very selfish and dangerous practise for everyone, both pedestrians and motorists, and will only get worse as the summer months progress.
If you are one of the offenders, you know who you are, then please have a thought for other road users and let common sense prevail. There is more than adequate parking in this vicinity it only takes a few more minutes of your time to walk a few steps and avoid what could potentially lead to a serious or even fatal accident!!
The ‘NO ENTRY’ sign on the exit road from poligono B3 is still being ignored by many motorists who are using it as a short cut. This road is ‘One Way’ out of not into Camposol.
Traffico Police have again been stopping and fining motorists who persist in the misuse of this road – YOU HAVE BEEN WARNED!

Camposol Liaison Committee
Minutes of meeting with Masa, held Wed. 9th April 2008
Those present;
Roy Pugh Chairman Daniel Bascuñana Masa
Joyce Stewart Member Jose Ferrer Architect
Meeting began promptly at 12noon.
We requested:
Item 1. An update on Rebecca 1070 C14.
Sñr Ferrer is to visit the owners (together with an interpreter) and tell them of
Masa's decision re. their complaint.
Item 2. An update on 2494 D26.
Inspection not done yet. Sñr Ferrer is waiting for the keyholder to contact him
to arrange a date.
Item 3. An update on change of house re. 2171 D7.
At the last meeting Daniel said that information was available to the owners in
the site office re. the two alternative houses on offer. The owners duly went there,
and the staff new nothing. They must speak to Miguel, he has the details.
New Business:
Items 4.5.6.7.
Roy handed in reports/letters and photos detailing complaints from;
Mr. Boulton 434 D23 Mr Rogers 2369 D16
Mr Lloyd 241 C2 Mr Aldridge 2713 D24
asking could these be looked into, and a response given at our next meeting.
Item 8. Re-cycling bins for Sector D.
We asked could re-cycling bins be provided on Sector D, pointing out that
this would help to stop the unsightly overspills around the few that we have.
Daniel said it is the council's responsibility to supply the bins and although
Masa are currently paying for the collections (and will be until Camposol is adopted),
he will raise this at his next meeting with the Ayuntamiento.
This being the end of business, meeting adjourned at 12.45pm.
Next meeting arranged for 24th April, 12 noon.

Central Liaison Committee
Meeting with Masa, 26 March 2008
Those present:
Brian Tokely Vice Chair Daniel Bascuñana
Joyce Stewart Member Jose Ferrer Architect
Jose Carrion Translator
Meeting began at 12noon.
Apology; Roy Pugh, Chairman, could not attend due to personal commitments.
Daniel opened the meeting by producing a list of the properties, brought to his
attention by us during the previous two meetings, which are being/have been dealt
with by Señor Ferrer.
Cibeles 2283 D20, 2143 D7, 2144 D7, 1611 D17, Fortuna 1814.
Ref. 2283 D20; Señor Ferrer reported that the owner has made many alterations
inside the house, and built, as he put it, another house in the basement.
The house is not in a dangerous condition, and such problems that there are he
feels have been caused by the work that the owner has done. If the owner will write
to Masa specifying exactly what faults he holds Masa responsible for, it can be
looked at again.
Ref. 2143 D7, 2144 D7, 1611 D17 and Fortuna 1814;
Señor Ferrer has all these in hand and they are being dealt with.
Missing Escrituras.
Reported during the previous two meetings have been the paid for, but not yet
provided, Escrituras for two properties on D15, Rosa 162 B1, Cib 404 B4, 407 B4,
Rebecca 805 D32 and a house on D23.
Ref. The two on D15 and Rosa 162, Daniel said that Masa can solve the problem.
He did not say how soon, but it is being dealt with.
Ref. B4, D32 and D23, the problem is that no licences have been issued by the
Council for the building of these houses. The matter is raised at his weekly meetings
with the Council and will eventually be resolved when the Council sees fit.(his
words) In the interim, should any of these owners wish to sell they should contact
Daniel and he will provide the paperwork necessary for a sale to be made.
Top of Form 1
Bottom of Form 1
Inspection requested of pool at 2494 D26. by Mr. Gray.
Daniel was reminded of the letter from the owner of this property handed to him
at the January meeting, and that the matter was raised again by us at our last meeting.
Mr. Gray had asked that an inspection be made whilst he is here. He has since written
another letter to Roy, saying that he is returning to UK shortly, no-one has been to
look at his problem yet, and accusing the CRA of doing nothing to help him. It is
difficult to see what more the CRA could have done, however,we asked could an
inspection be made this week without fail.
Señor Ferrer commented that Masa does not build pools, they are built by subcontractors.
It was pointed out that we are aware of this, but as the construction of
said pool was arranged through Masa, and the only heading on the bill was Abril28,
which is known to be a Masa owned company, then Masa have to take some
responsibility for it.
Señor Ferrer agreed to inspect Mr, Gray's pool today.
Masa's offer of new house.
As a result of the efforts made by the CRA on behalf of the owners of houses
affected by subsidence on D7, the owner of the worst affected has already been
offered a choice of two new houses. Neither has proved acceptable, so we asked
Daniel what else could they offer.
Masa is now to offer them their choice of another two, both ex show houses with
more land than their original home. Lesley in the Site Office already has the
information and the keys.
Daniel added that should neither of these be acceptable, then all that Masa could
offer would be to try to repair their house on D7.
Electricity supply Sector D.
We asked when we might be able to report some progress on getting mains
supplied electricity to poligonos still on generators, and improvements in street
lighting.
Daniel said that with reference to street lighting on the areas supplied by
generators, this would be getting better as the weather improves. While it has been
cold, power being used to heat the houses has prevented the lights being on. The
generators simply couldn't supply enough power for both, and while running out of
diesel has caused some of the power failures, too high a demand also has caused the
generators to trip out at times.
We asked again when mains supply can be expected. At our last meeting Daniel
said two months but Miguel had been saying seven to eight months, which at €100
per month is an awful lot of money in comparison with mains supply.
He assured us that 2-3 months on poligonos D23 and D32 is a realistic
expectation. Masa is in talks with Iberdrola and work is in progress.
Unfortunately D18 will take longer for reasons not specified.
(Are other poligonos affected? Let us know. We can ask again in 2 weeks time.)
Update on 1017 C14.
Daniel was reminded that this property was inspected in January, since when
the owners have heard nothing further, and they want to know when will they get a
response?
Señor Ferrer has made his report, Daniel is to get it translated and sent to the
owners.
Abril 28 Licences.
We asked has any progress been made with the Council on this issue. It is a
matter of concern to many of us who had work done, were told all the cost of legal
licences was included in our bills, but no licences have been produced.
Daniel replied that this is another often repeated subject at his meetings with
the Council. To date he can report no progress. “at times dealing with the Council is
not easy”
That being the end of business, the meeting closed at 12.50pm.
Next meeting will be held 12 noon, April 9th at Sensol Resort Hotel.
